Description

This RFP is seeking approximately 7,600 square feet of Usable Area, but DCAMM would consider space of 7,000 to 9,000 client/customer service office space for a term of 10 years in Belmont, Cambridge, Somerville, Waltham, or Watertown.
Background
The Commonwealth of Massachusetts, through the Division of Capital Asset Management and Maintenance (DCAMM), is seeking proposals to lease approximately 7,600 square feet of usable office space for the Department of Developmental Services (DDS). This office will serve as a client/customer service center aimed at connecting adults with various support services. The desired locations for this lease include Belmont, Cambridge, Somerville, Waltham, or Watertown. The contract aims to fulfill DDS's mission by providing a functional space that accommodates their operational needs.

Work Details
The proposal must provide a usable area between 7,000 and 9,000 square feet for a term of 10 years. The space should be configured as a client/customer service office and must comply with all specifications outlined in the RFP. Key requirements include:

- Compliance with the General Specifications in § B-2 regarding Landlord’s Improvements.
- Provision of 58 parking spaces, including 2 reserved accessible parking spaces and 2 electric vehicle charging stations.
- A turnkey buildout of the premises according to the Space Allocation and Finish Schedule (SAFS).
- Maintenance of utilities such as water, sewer, gas, electricity, HVAC systems, and common-area lighting.
- Adherence to accessibility standards per the Americans with Disabilities Act (ADA) and Massachusetts Architectural Access Board (MAAB) regulations.

Period of Performance
The lease term is set for 10 years with a target occupancy date in May 2026 or as soon as possible thereafter.
