Description

The premises sought through this RFP will house a client/customer service office of the Department of Developmental Services. DDS works with adults to connect them with an array of employment and day program supports, community living and other residential aid, and family support. This office is expected to receive approximately 6-10 visitors per day.
Background
The Department of Developmental Services (DDS) is seeking to lease space for a client/customer service office to support adults in accessing employment, day programs, community living, and family support services. The office is expected to accommodate approximately 6-10 visitors daily and is part of the Commonwealth of Massachusetts' initiative to enhance service delivery in Belmont, Cambridge, Somerville, Waltham, or Watertown.

Work Details
The leased premises should provide approximately 7,600 square feet of usable area (with a range of 7,000 to 9,000 square feet acceptable). The space must be configured for a client/customer service office and include:

- 58 parking spaces (including 2 reserved accessible spaces)
- 2 electric vehicle charging stations
- Compliance with the Massachusetts Architectural Access Board (MAAB) regulations and the Americans with Disabilities Act (ADA)
- Turnkey buildout according to the Space Allocation and Finish Schedule (SAFS) documents provided in the RFP
- Installation of workstation systems furniture as per agreement with costs amortized over the lease term.

The proposer must ensure that all improvements meet general specifications outlined in ยง B-2 of the RFP.

Period of Performance
The lease term is proposed for 10 years with a target occupancy date of May 2026 or as soon as possible thereafter.

Place of Performance
The location for the leased premises must be within Belmont, Cambridge, Somerville, Waltham, or Watertown.

Bidder Requirements
Proposers must be eligible as defined in the RFP and comply with all applicable federal, state, and local code requirements. They must provide evidence of control over the property through documentation such as a purchase-and-sale agreement if applicable. Proposals should include a written plan detailing how they will create opportunities for historically under-represented demographics.
