The Housing Authority of the City of Everett (EHA) is seeking a qualified real estate advisor to provide comprehensive real estate strategy and advisory services. Work Details
The consultant will conduct a full assessment of EHA’s real estate portfolio, including residential, commercial, and vacant properties. Key tasks include:
1) Portfolio Assessment and Strategy: Inventory properties, summarize constraints, review financial performance, and identify plans for each asset (hold, reposition, dispose, or redevelop).
2) Development Strategy: Create a portfolio-level development strategy for future projects.
3) Feasibility Analysis: Assess the feasibility of developing 1,500 units by 2030.
4) Financial Modeling: Provide financial modeling to support decision-making at the project level.
5) Project Sequencing: Develop an actionable implementation roadmap with prioritized actions over different time frames.
6) Organizational Capacity Assessment: Evaluate EHA’s internal capacity to execute the recommended strategy.
7) Ongoing Executive Advisory Support: Provide continuous advisory support to EHA leadership throughout the contract term.
Period of Performance
The contract is expected to commence upon award and will last for an initial term of one year with options for four additional one-year extensions based on mutual agreement.

Services will be performed at various locations relevant to EHA's operations in Everett, WA.
