Background
The Department of Enterprise Services (DES) of the State of Washington is seeking qualified firms to provide General Contractor/Construction Manager (GC/CM) services for the renovation of the Spokane Falls Community College Lodge Building.

This project aims to enhance collaboration among college leadership by relocating offices from leased off-campus spaces into a renovated facility on campus. The project is fully funded locally and is expected to significantly contribute to the college's mission by improving access and visibility of leadership resources.

Work Details
The project involves a complete renovation of a two-story education facility totaling approximately 19,338 gross square feet. The primary purpose is to house college leadership offices and meeting spaces. Key components include:
- Selective demolition and extensive renovation of the existing Lodge building, preserving its log and timber structure while replacing aging systems.
- Construction will include a mix of exposed log, wood, and metal siding; aluminum storefront and aluminum-clad wood windows; plastic composite shake roofing; and single-ply membrane roofing.
- Interior finishes will consist of painted gypsum wallboard, T&G paneling, volcanic stone, carpet, vinyl composite tile, and wood flooring.
- New plumbing systems will include sensor faucets and low-flow fixtures aimed at LEED compliance.
- A new HVAC system with variable refrigerant technology will be installed to minimize ductwork routing through historic structures.
- Electrical systems will support energy efficiency with submetering for power consumption feedback.
- Site improvements will enhance accessibility and stormwater management while preserving historical elements.

Period of Performance
The anticipated schedule includes completion of construction documents by April 2025, with construction starting on August 4, 2025. Substantial completion is expected by August 7, 2026, followed by punch list activities until October 1, 2026.

Place of Performance
The contract work will be performed at Spokane Falls Community College located at 3410 W Whistalks Way, Spokane, WA.
