RFQ for GMES Modernization -CMAR

Background
ACPS is seeking submissions from qualified construction management firms to participate in a team as part of this construction manager at risk contract with the goal of providing an innovative, energy efficient, high-quality and quick-paced swing space elementary school through a renovation of an office building recently acquired by ACPS. The school should be developed in alignment with ACPS’ Comprehensive Space and Site Program/Educational Specification as adopted by and Long Range Educational Facilities Plan, and in promotion of 21st Century Learning.
The failing conditions of existing elementary schools, overcrowding and educational inadequacy of several elementary schools have led to an aggressive elementary school modernization program for ACPS. This project will ultimately serve as an elementary school for approximately 650 pre-k through fifth grade students.

Work Details
ACPS is seeking applications from qualified construction management firms to participate in a Construction Manager at Risk (CMAR) contract for modernization of George Mason Elementary school. The goal for the renovation is to provide an innovative, energy-efficient, high-quality elementary school within budget constraints.
The project involves renovating an office building to create a swing space elementary school that aligns with ACPS’ educational specifications and supports 21st Century Learning. The project aims to address the failing conditions, overcrowding, and educational inadequacy of existing elementary schools.
The construction management services will be required during two phases – the preconstruction phase and the construction phase.

Period of Performance
The successful offeror will need to facilitate pre-construction services such that construction can begin in the summer of 2025 and be completed by May 2027. ACPS anticipates a very tight construction and building readiness timeline, delivering the new school for occupancy by May 2027.

Place of Performance
The project will take place at George Mason Elementary School in Alexandria, Virginia.
