RFQ 501-510 Hospital Building Renovation

Background
The Virginia Department of Transportation (VDOT) is issuing a Request for Qualifications (RFQ) for the renovation of the Historic Central Office Hospital Building located at 1201 East Broad Street, Richmond, VA. The goal of this contract is to perform an interior renovation of select office spaces within the building to enhance functionality and modernize facilities while preserving historical integrity.

Work Details
The renovation project includes:
- Demolition of existing office areas
- New office layouts
- Installation of ceilings, carpets, HVAC systems, plumbing, fire alarms, and fire protection systems
- Interior finishes according to construction documents.

The total area for renovation is approximately 69,500 square feet, encompassing office spaces, conference rooms, restrooms, and hallways from the basement through the third floor with limited work on the fourth floor. This project will run concurrently with another project focused on removing and replacing HVAC systems in the same building.

Anticipated construction start date is January 2026 with a duration of approximately 5 months.

Bidder Requirements
Bidders must demonstrate bonding capacity equal to or greater than the estimated construction cost from a surety company listed in the U.S. Department of Treasury. Contractors must have completed at least three similar projects within the last five years. They must also provide qualification statements including bonding letters and project listings. The contractor's team must include experienced personnel tailored to the project's size and complexity.
