RFQ 24-24808 Construction Prequalification Read Mountain Fire Station Improvements

Background
Botetourt County, located in Southwest Virginia with a population of approximately 34,000, operates a hybrid career/volunteer fire/rescue department.
The Read Mountain Fire Station at 43 Eastpark Drive, Roanoke, Virginia 24019 requires renovations and expansions to meet the current needs of the Department. This includes improved quarters for personnel, better storage for equipment, and enhancements related to an ongoing project to upgrade the County's public safety radio and dispatch system.

Work Details
The project involves the renovation and expansion of the Read Mountain Fire Station and 911 Communications Center. Key components include:
- A new two-story addition comprising approximately 5,500 GSF of fire-rescue space and 5,000 GSF of dedicated 911 Emergency Communications space.
- A partial renovation of the existing facility.
- A standalone radio shop building with approximately 2,000 GSF for vehicle maintenance bays, 250 GSF for office space, and 350 GSF for mezzanine parts storage.
- Installation of a communications monopole with an associated equipment shed on an adjacent site.

The addition will feature a first-floor slab on grade with concrete foundation walls, steel columns, beams supporting a second-floor slab system, light gauge metal framing for walls clad in brick veneer/metal panel assembly, membrane-applied roofing systems, acoustical ceiling tiles, aluminum storefronts for exterior windows and doors, and will be fully heated, cooled, and sprinklered. A backup generator will serve the communications center.

Period of Performance
Bidding is anticipated to begin in December 2024 with construction expected to start in early 2025.
