RFP 2025-02 General Contractor for Construction Management AT Risk Services for Colonial Beach Public Schools

Background
The Colonial Beach School Board is seeking proposals from qualified General Contractors for Construction Management At Risk (CMAR) services for the construction of the Colonial Beach High School Entrance and Main Offices. This project is located on the campus of Colonial Beach Public Schools in Colonial Beach, Virginia. The goal of this contract is to ensure effective management and execution of the construction project, which is essential for enhancing educational facilities in the community.

Work Details
The contractor will provide pre-construction and general contractor services under CMAR, which includes:

- Tracking cost estimates against budgets monthly;
- Assisting and managing team meetings with the Owner and Architect;
- Preparing a detailed project schedule with regular updates;
- Providing comprehensive construction phase administration including full-time supervision, project management, inspection of work, review of shop drawings, preparation of change orders, contractor payment estimates, final inspections, and project completion reports;
- Vetting, hiring, and managing subcontractors;
- Ensuring safety and compliance with all building codes.

The total estimated cost for the project is $1,500,000.

Period of Performance
The contract work is expected to achieve substantial completion by December 2025 and final completion by January 2026.

Place of Performance
The work will be performed at Colonial Beach Public Schools located at 400 Lincoln Avenue, Colonial Beach, Virginia 22443.

Bidder Requirements
Bidders must comply with all applicable laws and regulations including those related to non-discrimination in employment. They must also provide proof of insurance coverage as specified in the solicitation documents. Additionally, contractors must certify that neither they nor their employees have been convicted of any crimes against children.
