Request for Qualifications 26-2934-2JOK - Varina on the James - Phase I

Background
The County of Henrico, Virginia, Board of Supervisors approved the acquisition of Varina Farms, a 2,095-acre historical site along the James River, to preserve its significance and natural beauty.
The site includes a Classical Revival-style home built in 1853 that has suffered cosmetic damage from Civil War battles.
The project aims to stabilize and repair the exterior of this historic building, which is listed on the National Register of Historic Places.

Work Details
The project focuses on exterior repairs and stabilization of the Varina on the James home.
The scope includes:
- Brick masonry work (repairing, repointing, and cleaning existing surfaces)
- Replacing damaged wood rafter framing and other structural framing
- Replacing and refinishing deteriorated wood lintels and sills
- Repairing and refinishing existing wood windows, doors, and exterior trim
- Removing and replacing copper gutters and downspouts
- Modifying roof framing followed by roof replacement in selected areas
- Demolition work including existing porch removal, termite soil treatment, and replacement of an existing concrete vault cap.
This is Phase I of a multi-phase project with future plans for interior renovations.

Period of Performance
The anticipated start date for construction is Spring/Summer 2026.

Place of Performance
The contract will be performed at Varina on the James located at 3151 Varina on the James, Richmond, Virginia.

Bidder Requirements
Applicants must provide a letter from a surety company confirming bonding capability for projects valued between $1,250,000 to $1,750,000.
They must also demonstrate financial ability through detailed documentation as specified in the qualification statement requirements.
Additionally, applicants must disclose any judgments or convictions related to construction contracts within the last ten years.
