Real Estate Lease - Virginia Beach

Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking to lease commercial office space in Virginia Beach, VA for use by the Court of Appeals of Virginia (CAV). The goal is to provide suitable office space for a CAV Judge's Chambers. The solicitation aims to identify qualified proposals based on lease costs, location suitability, and operational needs.

Work Details
The Tenant requires approximately 1,300 usable square feet of office or retail space located within the city of Virginia Beach, preferably along the Virginia Beach Blvd corridor between I-64 and Lynnhaven Pkwy.

The lease term requested is 60 months with a commencement date preferred by December 1, 2025. The proposal should include a flat, full-service rental rate and must accommodate four parking spaces. Additionally, the proposal should outline janitorial services five days a week, provide for tenant improvements in a turnkey condition, and ensure compliance with ADA requirements. The landlord must also agree to provide access for telecommunications installations and allow for signage rights.

Period of Performance
The lease term is requested for 60 months with occupancy desired by December 1, 2025.

Bidder Requirements
Proposals must be submitted by May 13, 2025. Proposers must complete the Property Data Sheet attached as Exhibit B and ensure that their proposals comply with all applicable laws and regulations. The landlord must be credit-worthy and set up in the Commonwealth’s accounting system to receive payments. Proposals should also acknowledge understanding of prohibited lease terms as outlined in Exhibit A.
