Real Estate Lease - Newport News or Hampton

Background
The Commonwealth of Virginia, through the Department of General Services (DGS) and its Division of Real Estate Services (DRES), is seeking to lease commercial office space for the Department of Social Services (DSS). The goal is to secure approximately 8,100 usable square feet of office space in Newport News or Hampton, Virginia, to support the operational needs of the DSS.

Work Details
The contract involves leasing approximately 8,100 usable square feet of office space. The preferred location is within or near Newport News, VA. The lease term requested is 120 months with two five-year options to renew. The proposal should include a flat, full-service rental rate and cover all associated costs including 52 parking spaces. Janitorial services are required five days a week. Tenant improvements must be completed by the landlord in a turnkey condition following an approved space plan. The landlord must also provide necessary technology and telecommunications access, including internet services and cabling. Compliance with ADA standards and environmental regulations is mandatory.

Period of Performance
The lease term is requested for 120 months, with occupancy to commence as soon as practical following completion of tenant improvements and obtaining a certificate of occupancy.

The leased premises will be located in Newport News or Hampton, Virginia.

Bidder Requirements
Proposers must comply with specific requirements including providing a signed proposal by the submission deadline and completing the Property Data Sheet attached as Exhibit B. Additionally, landlords must ensure that the building complies with all applicable laws and ADA requirements, and agree to terms regarding tenant improvements, janitorial services, and technology access.
