Real Estate Lease - Fairfax

Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking to lease commercial space in Fairfax, VA for the Court of Appeals of Virginia (CAV).
The goal is to provide office space for a CAV Judge’s Chambers. The solicitation aims to find suitable premises that meet the operational needs of the CAV while adhering to state regulations.

Work Details
The Tenant requires approximately 1,300 usable square feet of office space.
The preferred location is within Fairfax County, particularly in the Fair Lakes area (zip code 22033).
The lease term requested is 60 months, with a commencement date preferred by December 1, 2024.
Proposals should include a flat, full-service rental rate and must accommodate four parking spaces.
The Tenant requests janitorial services five days a week and expects the landlord to construct all improvements to provide the space in a turnkey condition.
Additionally, proposals should address technology and telecommunications capabilities, including internet service availability and access for installation.
The landlord must also comply with ADA requirements and ensure the building is free from hazardous materials.

Period of Performance
The contract period will be for 60 months starting from the lease commencement date, which is preferred to be December 1, 2024.
