Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking proposals for a commercial space lease in Chesterfield County, VA. The space will be utilized by the Department of Corrections (DOC) for a Probation and Parole office, which supervises state responsible probationers and parolees. The preferred lease term is ten years, concluding with the potential sale of the property to the Commonwealth. The selected location must not be adjacent to schools, daycare facilities, or parks serving children.

Work Details
The proposal must include approximately 12,200 usable square feet of office space. Proposals can include existing buildings or new construction. Key requirements include:
- A flat, full-service rental rate excluding tenant improvement costs.
- Two five-year options to renew at 95% of the prevailing market rate.
- On-site parking for 76 vehicles included in the rent.
- Janitorial services five days a week.
- Compliance with ADA regulations and other applicable laws.
- Construction documents and as-built drawings in AutoCAD and PDF formats must be provided if an existing building is proposed.
- Tenant improvements must be completed in a turnkey condition, including competitive bidding and construction management.
- The building must be free from hazardous materials such as asbestos and lead-based paint.

Period of Performance
The lease is expected to commence within 180 days after the issuance of a building permit for existing buildings or within 360 days for new constructions. The initial lease term is between 120 to 180 months.
