Real Estate Lease - Chesterfield County

Background
The Commonwealth of Virginia, through its Department of General Services (DGS) and Division of Real Estate Services (DRES), is seeking to lease approximately 12,200 usable square feet of commercial space in Chesterfield County, VA.
This space will be utilized by the Department of Corrections for a Probation and Parole office, which is responsible for supervising state probationers and parolees.
The selected location must not be adjacent to schools, daycare facilities, or public parks.

Work Details
The contract involves leasing commercial space that meets the following requirements:
- Approximately 12,200 usable square feet suitable for office, flex, or retail use.
- The lease term should be between 120 to 180 months.
- A flat, full-service rental rate is preferred, excluding tenant improvement costs.
- The premises must be ready for possession within 180 days for existing buildings and within 360 days for newly constructed buildings.
- The proposal must include two five-year options to renew the lease at market rates.
- Parking requirements include 76 spaces with associated costs included in the rent.
- Janitorial services are required five days per week.
- Landlord must provide accurate as-built drawings in AutoCAD and PDF formats within ten days of notification if selected as a finalist.
- Tenant improvements must be completed by the landlord in a turnkey condition after an approved space plan.

Period of Performance
The lease term is expected to last between 120 months to 180 months with specific timelines for readiness based on building type:
180 days post-building permit issuance for existing buildings and 360 days for new constructions.
