Background
The Commonwealth of Virginia, through the Virginia Community College System (VCCS), is seeking a qualified contractor to provide maintenance and repair services for the LON IA Series Building Automation Controls System at Northern Virginia Community College's Manassas Campus.

The VCCS serves approximately 200,000 individuals across Virginia, offering advanced training and education to meet workforce demands. This contract aims to ensure the efficient operation of the building automation system, which is essential for energy management and operational efficiency.

Work Details
The contractor will provide quarterly and annual preventative maintenance services, on-call repair services, emergency repairs, system upgrades, and software support for the LON IA Series Building Automation Controls System. Specific tasks include:
- Conducting a minimum of eight hours of on-site preventative maintenance per quarter per campus.
- Backing up all building control systems and providing electronic copies to the college quarterly.
- Performing inspections and cleaning of operating workstations during each visit.
- Verifying network connections and making recommendations for energy savings.
- Providing one hard copy and one electronic copy of the System Operations and Maintenance Manual within 30 days post-award.
- Conducting annual maintenance checks including point-to-point checks on control devices and calibrating inputs/outputs.
- Offering up to ten hours of remote support annually at no additional charge.
- Documenting all service calls with detailed reports provided within two days.

Period of Performance
The contract will be for one year with seven optional one-year renewal periods.

Place of Performance
Services will be performed at Northern Virginia Community College's Manassas Campus located at 10731 Campus Drive, Manassas, Virginia 20109.

Bidder Requirements
Bidders must have a minimum of three years' experience in servicing LON IA Series BAS systems. Contractors must also be factory authorized service contractors for LON IA Series. All parts used must be new original equipment manufacturer parts unless otherwise approved. The contractor is responsible for maintaining insurance coverage as required by Virginia law.
