Background
The Commonwealth of Virginia, through the Virginia Community College System (VCCS), is issuing this Invitation for Bids (IFB) to establish a contract for preventative maintenance and service for the LON IA Series Building Automation Controls System at Northern Virginia Community College's Manassas Campus.

The VCCS serves approximately 200,000 individuals across Virginia, providing essential education and workforce training. This contract aims to ensure the efficient operation of the building automation system, which is critical for energy management and operational efficiency.

Work Details
The contractor will provide comprehensive services including: quarterly and annual preventative maintenance, on-call repair services, emergency repairs, system upgrades, and software support for the LON IA Series Building Automation Controls System.

Specific tasks include:
1. Quarterly maintenance visits with a minimum of eight hours of service per visit.
2. Backup of all building control programs and parameters on electronic media.
3. On-site inspections to verify proper operation of equipment and systems.
4. Recommendations for energy savings during each visit.
5. Annual maintenance checks including calibration of inputs/outputs and verification of HVAC equipment operations.
6. Remote support services up to ten hours per year at no additional charge.
7. Documentation of all service calls in PDF format within two days post-visit.

Period of Performance
The contract will be for one year with seven optional one-year renewal periods, starting from the date of award.

Place of Performance
Services will be performed at the Manassas Campus of Northern Virginia Community College located at 10731 Campus Drive, Manassas, Virginia 20109.

Bidder Requirements
Bidders must be factory authorized service contractors for LON IA Series systems and have a minimum of three years' experience in servicing these systems. The contractor must also comply with all applicable federal, state, and local laws regarding employment practices and safety regulations.
