IFB No. B72697-EY, Roof Replacement & Repairs, Term Contract

Background
The County of York, Virginia, through its Central Purchasing office, is issuing this Invitation for Bids (IFB No. B72697-EY) to establish annual contracts for roof replacement and repairs. The goal is to secure qualified contractors to provide roofing services for various facilities owned by the County and the York County School Division. This includes offices, pump stations, recreational structures, schools, and classroom trailers. The contracts are intended for projects with a budget of up to $100,000.

Work Details
The contractor will be responsible for:

1. **Asphalt Shingle Roofing**: Installation, replacement, and repair of asphalt shingle roofs; roof drainage systems including gutters and downspouts; masonry work such as through-brick flashing; installation of components like sheet metal flashing and decking; testing and diagnostics; supplying all necessary materials ensuring compatibility and warranty; refastening loose fascia and rake boards; providing a minimum 2-year workmanship warranty for replacements and a 1-year warranty for repairs.

2. **All Other Roofing Types**: Similar responsibilities as above but covering a variety of roofing types including slate tile, built-up roofing, modified roofing systems, flat roof membranes, etc. All products must match existing materials for compatibility.

3. **Coordination and Scheduling**: Work must be coordinated with the Owner’s Representative during regular business hours unless otherwise approved.

4. **Safety Measures**: Necessary safety measures must be implemented including warning devices and OSHA compliant fall protection.

5. **Demolition**: Removal of existing roofing materials must comply with regulations.

6. **Construction Standards**: All work must adhere to best practices and industry guidelines.

Period of Performance
The initial contract term will be one year with an option to renew for up to four additional one-year periods.

Place of Performance
The work will be performed at various locations within the County of York, Virginia.
