IFB 25-001-SCPS Roof Replacement- Sussex Central High School

Background
The Sussex Central High School Roof Replacement Project is initiated by the Sussex County Public Schools, located at 21394 Sussex Drive, Sussex, Virginia. The project aims to replace the existing roofing systems of the school to ensure safety and functionality for its ongoing educational mission. The contract is prepared by Roof Consulting Services, Inc., based in Glen Allen, Virginia.

Work Details
The contract encompasses a comprehensive roof replacement project which includes:
1. Selective demolition of existing roofing materials including gravel surfacing, built-up roofing, and associated flashings.
2. Installation of a new Low Slope Single Ply TPO Recovery Roof System over approximately 64,439 square feet across specified roof areas (A, B, F, H, L, U, & V). This includes:
- New 60 Mil TPO membrane mechanically attached with new insulation.
- Installation of tapered polyisocyanurate sumps at all roof drains.
3. Installation of a Steep Slope Metal Roof Replacement over approximately 55,079 square feet across specified roof areas (C, D, E, G, I, J, K, M, N, O, P, Q, R, S, T & W). This includes:
- New standing seam metal panels with underlayment and flashing.
4. Coordination with subcontractors and inspectors throughout the project duration.
5. Cleanup and disposal of all construction debris and materials.

Period of Performance
The work is scheduled to commence upon receipt of the Notice to Proceed and must be completed while ensuring minimal disruption to the school's operations during business hours (7:00 AM - 8:30 PM) on weekdays. Specific work must be performed outside school hours or during holidays as coordinated with the Owner's Representative.

The contract will be performed at Sussex Central High School located at 21394 Sussex Drive in Sussex, Virginia.

Bidder Requirements
Bidders must ensure compliance with local regulations regarding asbestos management as asbestos-containing materials may be present on-site. The contractor is responsible for all costs associated with cleanup and clearance if such materials are disturbed during demolition activities.
