Gunston Hall - HVAC Maintenance Services

Background
The Department of General Services, on behalf of Gunston Hall, is issuing a Request for Proposals (RFP) to establish a term contract for heating, ventilation, and air conditioning (HVAC) services at Gunston Hall located at 10709 Gunston Road, Mason Neck, VA 22079.
The goal of this contract is to ensure the proper maintenance and operation of HVAC systems within the facility.

Work Details
The contractor will provide HVAC maintenance services including:
1. Technicians with a minimum of 5 years experience in HVAC repair and maintenance.
2. Commissioning and testing and balancing services for equipment.
3. Protection and preventative maintenance including regular inspections and detailed reports.
4. Quarterly service on all equipment and controls associated with the HVAC systems.
5. Emergency service availability 24/7 with a response time of four hours for any emergency requests.
6. Scheduled inspections including two annual inspections and operational inspections as per Attachment E - Equipment Tasking Procedures.
7. Maintenance of air filters with four changes per year and corrective maintenance coverage to maintain optimal efficiency.

Period of Performance
The initial contract term is for two years starting from the commencement date of services, with four successive one-year renewal options available.

Gunston Hall, 10709 Gunston Road, Mason Neck, VA 22079.

Bidder Requirements
Bidders must be registered contractors in Virginia for at least five years and have experience in similar projects.
Technicians must hold tradesman certifications issued through DPOR (Department of Professional and Occupational Regulation).
The contractor must comply with all applicable laws regarding asbestos and lead abatement.
