GMES Modernization Project

Background
The George Mason Elementary School Modernization Project is being solicited by the Alexandria City Public Schools (ACPS) through a Request for Proposal (RFP) for Construction Manager at Risk (CMAR) services. The project aims to provide an innovative, energy-efficient, high-quality, and quick-paced elementary school through the renovation and expansion of George Mason Elementary School. The school will be renovated and expanded in alignment with ACPS’ Comprehensive Space and Site Program/Educational Specification as adopted by and Long Range Educational Facilities Plan, and in promotion of 21st Century Learning.

Work Details
The scope of work for the Project will be divided into three phases: Preconstruction Phase, Construction Phase, and Warranty Phase.

The CMAR will be responsible for various tasks including working closely with ACPS and the Designer in a team-like fashion to provide the optimum value for the project, identifying potential value management options to save costs on the Project, providing detailed construction cost estimates at each major milestone during the design, developing a guaranteed maximum price (GMP) for the project, maintaining qualified and sufficient onsite labor and material during the construction phase, coordinating construction efforts and final connections and approvals with utility service providers for the project, ensuring timely completion of punch list items during the warranty phase, among other responsibilities.

Period of Performance
The entire Project shall be substantially completed within 365 calendar days from the date indicated in the Notice to Proceed (NTP) for the second phase. The space needs to be ready for use during construction of its next elementary modernization project, with occupancy anticipated in May 2027.

Place of Performance
The project will take place at George Mason Elementary School located at 2601 Cameron Mills Road, Alexandria, VA 22302.
