Demolition of Pocahontas Building, PC #194-18537-002 - Request for Qualifications

Background
The Commonwealth of Virginia, through its Department of General Services, is seeking qualifications for the demolition of the Pocahontas Building located at 900 E. Main Street, Richmond, VA. The project involves both the east and west towers of the building and aims to ensure safe and efficient demolition while maintaining operations of the adjacent Commonwealth Hotel.

Work Details
The scope of work includes:
- Demolition of both east and west towers of the Pocahontas Building.
- Implementation of traffic and pedestrian protections and controls.
- Dewatering as necessary during demolition activities.
- Limited shoring to support adjacent structures during demolition.
- Limited abatement measures to address hazardous materials prior to demolition.
- The project must be executed with consideration for the operational status of the Commonwealth Hotel adjacent to the site.

Period of Performance
The anticipated start date for demolition is February/March 2026, with a timeline that will be defined by the selected contractor's projected schedule.

Place of Performance
Demolition services will be performed at 900 E. Main Street, Richmond, VA 23219.

Bidder Requirements
Offerors must demonstrate experience in similar projects, specifically having completed at least three (3) comparable demolition projects within the last ten years. They must secure bonding from an acceptable surety company and provide evidence of sufficient capacity to meet project demands. Additionally, bidders are required to propose a minimum of 52% small business participation in their bids.
