CM Selection for Spotswood Hall Renovation and Johnston Hall Renovation/expansion

Background
James Madison University (JMU) is seeking qualifications for construction management services for the renovation of Spotswood Hall and the renovation and expansion of Johnston Hall. The goal of this contract is to enhance these historic structures while maintaining their integrity and functionality as academic facilities. The projects are located on adjacent sites with limited space, necessitating careful planning and execution.

Work Details
The scope of work includes:

1. **Spotswood Hall Renovation**: A complete life-cycle renovation of the 18,398 GSF building, which includes:
- Public and private zones with controlled access.
- Replacement of all windows and exterior doors.
- Demolition and replacement of an existing fire stair.
- Construction of a new covered porch at the basement entry.
- Installation of canopies over fire stairs.
- Minor repairs to existing walls and soffits, along with a new entry on the east side.

2. **Johnston Hall Renovation/Expansion**: A complete life-cycle renovation and ADA upgrade of the 18,700 GSF building, plus an 11,000 square foot addition that will include:
- Faculty offices for Graduate Psychology programs.
- Center for Assessment and Research Studies (CARS), clinic, labs, multi-use space, and administrative offices.
- Compliance with LEED Silver certification requirements.

Period of Performance
The anticipated construction start date for Spotswood Hall is May 19, 2025, lasting approximately 11 months. Johnston Hall's construction is expected to start on July 21, 2025, with a duration of about 16 months.

Place of Performance
The work will be performed at James Madison University in Harrisonburg, Virginia.
