Captain Sinclair Main House Renovation

Background
The Middle Peninsula Planning District Commission (MPPDC) is inviting qualified firms to submit bids for the renovation of an existing residential structure located at 9524 Whittaker Drive, Gloucester, VA 23061. The project involves the renovation of approximately 1,300 sq. ft. of the second floor and the first-floor entrance of the south wing of the Main House owned by the Middle Peninsula Chesapeake Bay Public Access Authority (MPPAA). The renovation includes the conversion of the second floor into three residential suites and a common kitchen.
The project will be conducted in accordance with the plan prepared by Balzer and Associates dated December 1, 2022.

Work Details
The scope of work includes site work such as trimming vegetation, power washing, and constructing a walkway; demolition and restoration including removing framing, ceiling and wall coverings, batt insulation, and HVAC ducts; framing interior walls; installing mini split units with thermostats, LED recessed ceiling lights, flush-mounted LED ceiling fixtures, and ceiling exhaust fans; and plumbing work.
Additionally, the contractor is responsible for obtaining all necessary building permits, maintaining insurance as per MPPDC's Standard Terms and Conditions, and ensuring proper mobilization/demobilization of the construction site.

Period of Performance
All bids are due by 12:00 P.M. EST on June 20th, 2024.
The pre-construction meeting is scheduled for May 29th, 2024 at 12:00 P.M. at the project location.

The project will be performed at 9524 Whittaker Drive, Gloucester, VA 23061.
