Description

The purpose of this RFP is to solicit proposals with the intent to enter into a contract through competitive negotiations for the professional services of an Architectural/Engineering firm, authorized to do business in the Commonwealth of Virginia.Experience in renovation of historic buildings and the infrastructure located within them. The AE selected will provide for the complete renovation of the approximate 41,572 GSF Virginia Hall Building and the adjoined approximate 19,815 GSF, 1300 seat Anderson Turner Auditorium. Interior renovations will address critical systems at this facility including HVAC improvements and replacements, installation of building automation controls, steam system repairs, domestic water distribution repairs, electrical system renewals, replacement of wood windows, improvements to life safety systems, and replacement of finishes. Likewise, the Anderson Turner Auditorium will be renovated to include new fixed seating and audiovisual systems that can facilitate both assemblies and distance learning. A new security system will be added to provide access control and surveillance cameras. Exterior repairs will include repointing the masonry exterior walls, replacing rotted wood trim, repainting wood trim, abatement of asbestos and lead containing caulk and paint, replacement of exterior doors and hardware, replacement of exterior lighting and restoration of foundation walls and exterior paved stairways.
Background
Virginia State University is seeking proposals for the renovation of Virginia Hall and the Anderson Turner Auditorium, which are significant historic buildings on their campus. The goal of this project is to enhance the infrastructure and functionality of these facilities while preserving their historical integrity.

The selected Architectural/Engineering (A/E) firm will be responsible for providing professional services necessary for this renovation, which includes addressing critical systems and improving life safety measures.

Work Details
The A/E firm will provide complete renovation services for approximately 41,572 GSF of Virginia Hall and 19,815 GSF of the Anderson Turner Auditorium. Key tasks include:
- Interior renovations such as HVAC improvements and replacements, installation of building automation controls, steam system repairs, domestic water distribution repairs, electrical system renewals, replacement of wood windows, improvements to life safety systems, and replacement of finishes.
- Renovation of the Anderson Turner Auditorium to include new fixed seating and audiovisual systems suitable for assemblies and distance learning.
- Installation of a new security system with access control and surveillance cameras.
- Exterior repairs including repointing masonry walls, replacing rotted wood trim, repainting wood trim, abatement of asbestos and lead-containing materials, replacement of exterior doors and hardware, replacement of exterior lighting, and restoration of foundation walls and exterior paved stairways.
- Design and construction of swing space for current staff during renovations, including modifications to the adjacent Lindsay Montague building for temporary offices.

Period of Performance
The contract will be executed as a single project service with specific timelines to be established during the proposal phase. Proposals are due by December 3, 2024.

The work will be performed at Virginia State University Campus located in Chesterfield, Virginia.
