2026-020 - Mechanical HVAC Service & Preventative Maintenance for Roanoke County

Background
Roanoke County is seeking to procure Mechanical HVAC Service & Preventative Maintenance for various locations within the county. The contract aims to ensure the proper functioning and maintenance of heating, ventilation, and air conditioning (HVAC) systems, which is essential for the comfort and safety of county facilities.

Work Details
The successful bidder will provide all labor, supervision, transportation, equipment, and tools necessary for maintenance and repair of mechanical HVAC work. This includes:

1. Performing minor and emergency mechanical HVAC work as required by the County.
2. Capability to perform up to two assignments simultaneously if requested.
3. Compliance with all applicable federal, state, and local laws and regulations.
4. Obtaining necessary permits for upgrades or additions to structures.
5. Providing qualified personnel with a minimum of five years’ experience in HVAC services.
6. Maintenance of suitable equipment including boilers, chillers, air handling units, etc.
7. Providing all parts and materials needed for jobs, ensuring they are new and approved by the County prior to installation.

Period of Performance
The contract term will be for one year from October 17, 2025, through October 16, 2026, with the possibility of renewal for up to four additional one-year periods upon mutual agreement.

Place of Performance
Services will be performed at various locations throughout Roanoke County.

Bidder Requirements
Bidders must have a minimum of five years’ experience in providing Mechanical HVAC Service & Preventative Maintenance services. They must also be a state-registered class 'A' contractor specializing in HVAC with the Commonwealth of Virginia Department of Professional and Occupational Regulations.
