Development of Salt Lake North Temple property

Background
The Utah Transit Authority (UTA) is seeking a partner to facilitate the development of approximately 7 acres at the Salt Lake North Temple Frontrunner Station. The vision for this project is to create a vibrant, walkable, multi-family neighborhood that integrates with the commuter rail station and enhances the Salt Lake North Temple community. This redevelopment aims to provide diverse opportunities for employment, living, shopping, and recreation, aligning with the goals outlined in the Salt Lake Central Station Area Plan (SLCSAP).

Work Details
The project involves the development of a mixed-use area that maximizes its downtown location and promotes high-density development. The selected developer will be responsible for creating a conceptual master plan that includes residential units, retail spaces, and public amenities. The development must encourage transit use through intuitive connections to existing transit infrastructure and foster vibrant street life through a mix of uses.

Additionally, the developer will need to conduct due diligence on environmental conditions and comply with zoning regulations as outlined in the SLCSAP.

Period of Performance
The project is expected to commence in Q1 2026 and will follow a timeline determined by the phases of development as agreed upon in negotiations.

Place of Performance
The contract will be performed at the Salt Lake North Temple Frontrunner Station located along 600 West and North Temple Street in Salt Lake City, Utah.

Bidder Requirements
Respondents must demonstrate experience with mixed-use, commercial, and multifamily residential developments consistent with UTA's TOD Design Guidelines. Proposals should indicate financial capacity and ability to implement SLCSAP objectives. UTA prefers joint venture arrangements but may consider other proposals subject to approval by UTA's Board of Trustees.
