UNT Discovery Park D170 Research Lab Buildout

Background
The University of North Texas System (UNTS) is issuing a Request for Competitive Sealed Proposals (RFCSP752-25-1010ER) for the buildout of research laboratory space at Discovery Park, located at 3940 N. Elm Street, Denton, Texas.

This project aims to convert the existing high-bay room D170 into flexible research space that supports both wet and dry bench research, along with administrative support areas for incoming faculty. The goal is to create adaptable laboratory environments that can accommodate future research needs.

Work Details
The contractor will provide general construction services to convert the existing high-bay room D170 into a research space that includes:
1. A wet research lab equipped with Chemical Fume Hoods.
2. A dry bench research lab physically separated from the wet lab.
3. A structured mezzanine of approximately 3,000 square feet (50' x 60') supported by structural steel columns utilizing existing piers below the first-floor level, aligning with current Level 2.
4. Power and architectural finishes per UNT design guidelines for the new IDF room.
5. All data cabling and new equipment in the new IDF room will be provided by UNT vendors and are not part of this contract.

Period of Performance
The anticipated start date for this project is July 2025, with substantial completion expected by May 2026.

Place of Performance
The contract will be performed at Discovery Park, located at 3940 N. Elm Street, Denton, Texas 76207.

Bidder Requirements
Bidders must submit a HUB Subcontracting Plan (HSP) as part of their proposal due by June 4, 2025. The Owner has set a HUB Subcontracting goal of 28% for this project.

Additionally, all proposals must comply with Texas Government Code Chapter 2253 regarding bonding requirements; a Payment Bond is required for agreements over $25,000 and a Performance Bond for agreements over $100,000.
