UNT Discovery Park D170 Research Lab Buildout

Background
The University of North Texas System (UNTS) is issuing this Request for Competitive Sealed Proposals (RFCSP) for the buildout of research laboratory space at Discovery Park, located at 3940 N. Elm Street, Denton, Texas.

The project aims to convert the existing high-bay room D170 into flexible research space that supports both wet and dry bench research, accommodating future needs and changes in research. The goal is to provide a conducive environment for incoming faculty and enhance the university's research capabilities.

Work Details
The contractor will provide general construction services for the following:
- Conversion of high-bay room D170 into research space with both wet and dry bench labs.
- Construction of a structured mezzanine of approximately 3,000 SF (50’ x 60’) supported by structural steel columns.
- Installation of Chemical Fume Hoods in the wet lab area.
- Separation of the dry bench lab from the wet lab.
- Compliance with UNT design guidelines for power and architectural finishes in the new IDF room.

Note: All data cabling, card readers, and new equipment in the IDF room will be handled by UNT vendors and are not part of this contract.

Period of Performance
The anticipated start date for construction is July 2025, with substantial completion expected by May 2026.

Place of Performance
The work will be performed at Discovery Park, located at 3940 N. Elm Street, Denton, Texas 76207.

Bidder Requirements
Bidders must comply with HUB Subcontracting Plan requirements as set forth by Texas Government Code 2161. A Good Faith Effort Program reflecting all subcontracting opportunities is mandatory for contracts exceeding $100,000.

The Owner has established a HUB Subcontracting goal of 28%. Proposals must include an approved HUB Subcontracting Plan to be considered.
