Tarrant County Boat Storage Space Lease

Background
The Texas Parks and Wildlife Department (TPWD) is seeking bids for the lease of two enclosed boat storage spaces totaling 840 square feet, located near the Eastern side of Eagle Mountain Lake in Tarrant County, Texas. This initiative aims to ensure quick emergency response capabilities.

Work Details
The contract includes leasing two enclosed garage-style boat storage spaces, each with a minimum of 480 square feet, a height of at least 12 feet, a width of 12 feet, and a depth of 35 feet. Each unit must have:

- One garage-style roll-up bay door (minimum height of 12 feet and width of 11 feet)
- Painted aluminum finish
- Locking system for personal padlocks, functional during power outages
- One 120-volt duplex power outlet
- Overhead lighting
- Flooring capable of supporting heavy vehicles
- Flood resistance.

The driveway for vessel ingress/egress should be approximately 10 feet wide by 58 feet long and made from all-weather material. The facility must be accessible 24/7 with adequate outdoor lighting. The lessor is responsible for all monthly electric utility bills included in the rental cost and must respond to service calls within one business day.

Period of Performance
The lease term is for twenty-four (24) months starting from March 1, 2026, or upon award, whichever is later, through February 29, 2028. There is an option to renew for three additional one-year periods by mutual agreement.

Place of Performance
The contract will be performed at the designated boat storage facility near the Eastern side of Eagle Mountain Lake in Tarrant County, Texas.

Bidder Requirements
Bidders must comply with Historically Underutilized Business requirements as per Texas Government Code Chapter 2161. Additionally, bidders must provide proof of insurance coverage as specified in the solicitation and maintain necessary licenses and permits.
