Work Requested:
The Lewisville Independent School District (Lewisville ISD) is seeking competitive sealed bids for either the purchase or lease of the surface estate only (excluding mineral rights) of the following surplus property:

• Property Address: 5640 Squires Drive, The Colony, TX 75056
• Land Size: Approximately 29.694 acres located in Lewisville, Denton County, Texas
• Scope: The transaction includes all improvements on the property. The property will be conveyed strictly AS IS, WHERE IS, WITH ALL LATENT AND PATENT DEFECTS AND FAULTS. There is no warranty of any kind, including fitness for a particular purpose. The purchaser or lessee will assume all duties, costs, and risks related to any environmental conditions present and any necessary abatement. The sale or lease is subject to all exclusions, exceptions, conditions, and stipulations of record.

Who is Requesting:
This solicitation is issued by the Board of Trustees of the Lewisville Independent School District (Lewisville ISD), in accordance with Section 11.154 of the Texas Education Code.

Background:
Lewisville ISD is offering for sale or lease surplus property located at 5640 Squires Drive, The Colony, TX 75056. The District is only conveying the surface estate and any improvements, with no mineral rights included.

Contract Requirements:

• The successful bidder must purchase or lease the property by making full payment in cash at the time of closing.
• The property is offered strictly as is, with the purchaser/lessee responsible for all risks and costs, including those related to environmental conditions.
• The transaction is subject to all recorded exclusions, exceptions, conditions, and stipulations.
