RFP Renovation of Fire Station No. 4

Background
The City of Bryan, located in Central Texas, is a home-rule city that provides a full range of municipal services including police, fire and emergency medical services, parks and recreational facilities, libraries, street maintenance and construction, public improvements, general administrative services, electrical, water, sewer, and sanitation systems.

The City is requesting proposals for the renovation of Fire Station No. 4 to replace the existing HVAC system and perform general construction work due to identified deficiencies in the current system that have led to mold issues.

Work Details
The scope of work includes:
1. Turn-key installation of new mechanical HVAC equipment.
2. General construction work including:
- Interior demolition
- Flooring replacements
- Lighting upgrades
- Plumbing
- Window replacement
- Spray foam installation
- Ceiling replacements
- Restroom partition installations
- Exterior concrete flatwork.

All work must comply with current adopted City Codes including the 2021 International Codes (IBC, IMC, IPC, IFC), the 2018 IECC, State adopted 2023 NEC, and 2012 TAS.

Period of Performance
The project is estimated to be completed within 140 calendar days from the commencement date specified in the work order.

Place of Performance
Fire Station No. 4 located at 5429 N Texas Avenue, Bryan, Texas.

Bidder Requirements
Proposals must include a proposal bond of 5% of the total proposal amount from a surety company authorized to do business in Texas. The contractor must provide performance and payment bonds upon award. Additionally, bidders must submit a Felony Conviction Notification form indicating whether any employees or owners have felony convictions.
