Background
The University of North Texas (UNT) is issuing this solicitation for the construction of a research laboratory space at Discovery Park, located at 3940 N. Elm Street, Denton, Texas 76207.
The project aims to support incoming faculty by converting an existing high-bay room into flexible research spaces that accommodate both wet and dry bench research, along with administrative support areas.

Work Details
The contractor will provide general construction services for the buildout of research laboratory space.
Specific tasks include:
- Converting the existing high-bay room D170 into research space;
- Constructing a structured mezzanine of approximately 3,000 square feet (50’ x 60’), supported by structural steel columns that reutilize existing piers;
- Installing Chemical Fume Hoods in the wet research lab;
- Ensuring physical separation between the wet and dry bench research labs;
- Adhering to UNT design guidelines for power and architectural finishes in the new IDF room.
Note that all data cabling, card readers, termination devices, and new equipment in the IDF room will be provided by a UNT vendor.

Period of Performance
The anticipated start date for this project is July 2025, with substantial completion expected by May 2026.

The work will be performed at Discovery Park, located at 3940 N. Elm Street, Denton, Texas 76207.
