Background
The Texas Facilities Commission (TFC) is seeking proposals for the lease of 5,074 square feet of office space to accommodate the Office of the Attorney General – Child Support Division (OAG-CSD). This solicitation is in accordance with Texas Government Code, Section 2167.054, and aims to fulfill the agency's operational needs within specified geographic locations.

Work Details
The contract requires the provision of 5,074 square feet of usable office space located in Belton, Harker Heights, or Nolanville, Bell County, Texas. The proposed lease space must comply with specifications outlined in the RFP and must be situated within zip codes 76548, 76559, and 76513.

The lease will utilize the State of Texas’ standard lease contract template, which is non-negotiable. The initial term of the lease will be either five (5) or seven (7) years starting from May 1, 2026. Proposals must include both terms for consideration.

The lease term will commence on May 1, 2026, and will last for either five (5) or seven (7) years.

Place of Performance
The office space must be located in Belton, Harker Heights, or Nolanville within Bell County, Texas.

Bidder Requirements
Respondents must provide evidence of ownership or control over the property offered. Proposals should include a legible copy of a recorded deed showing ownership and legal property description.

If not owned by the proposer, documentation proving control through a legally enforceable agreement is required. Additionally, bidders must comply with all federal and state laws and regulations applicable to the performance of this lease.
