Background
The Texas A&M University System (A&M System) is one of the largest systems of higher education in the nation, with a budget of $7.3 billion. It operates a statewide network of 11 universities and a comprehensive health science center, educating over 157,000 students annually.

The A&M System is soliciting proposals for a real estate developer to enter into a ground lease for the development of an aircraft hangar at Easterwood Airport.

Work Details
The selected developer will be responsible for developing an aircraft hangar on approximately 2.92 acres at Easterwood Airport. The development must comply with FAA regulations regarding building-restricted zones and height limitations to ensure safety with the instrument landing system.

The developer must secure private financing for all costs associated with development, construction, management, operation, security, and maintenance of the project. The A&M System will lease the land 'as is' for a term not to exceed 30 years, with all improvements reverting to the A&M System upon termination of the lease. The contract will include obligations for property taxes, covenants on property use, and requirements for site plan approvals.

Period of Performance
The contract will be performed over a term not to exceed 30 years from the date of execution.
