Fire Sprinkler Services at Lufkin State Supported Living Center

Background
The Texas Health and Human Services Commission (HHSC) is seeking competitive bids for a five-year contract to provide monitoring, inspections, maintenance, and repair services for the fire sprinkler system at the Lufkin State Supported Living Center. This initiative is part of HHSC's mission to ensure safety and compliance with state regulations regarding fire protection systems. The contract will be available for use by both HHSC and the Department of State Health Services (DSHS).

Work Details
The contractor will be responsible for:

1. Monitoring, maintenance, and repair services for the Siemens/Simplex Fire Sprinkler System at the Lufkin State Supported Living Center.

2. Conducting state-mandated inspections, including quarterly and annual inspections as per facility requirements.

3. Providing all necessary labor, parts, equipment, tools, and transportation for service delivery.

4. Responding to service calls within two hours, including emergencies during weekends and after hours.

5. Performing work between 8 AM and 5 PM on weekdays, excluding holidays unless otherwise coordinated.

- Smoke Detectors (455 units)
- Pull Stations (194 units)
- Tamper Switches (19 units)
- Waterflow Switches (24 units)
- Heat Detectors (51 units)
- Backflow Preventors (93 units)
- Smoke Doors (10 units)
- Duct Detectors (97 units)
- Strobes (1300 units)
- Horns (1000 units)
- Fire alarm panel batteries (57 units)
- Antifreeze Tamper (5 units)
- Batt Detectors (74 units)
- Temp Sensors (1 unit).

The contractor must also be certified in sprinkler system riser installation and inspection services as well as hydraulic calculations for building sprinkler systems.

Period of Performance
The contract will commence upon award and will run until August 31, 2028.

Place of Performance
Services will be performed at the Lufkin State Supported Living Center located at 6844 North US Highway 69, Lufkin, Texas.
