Fire Alarm System Maintenance and Repair Services at Denton State Supported Living Center

Background
The Texas Health and Human Services Commission (HHSC) is seeking competitive bids to establish contracts for fire protection equipment and system maintenance and repairs at the Denton State Supported Living Center.

The HHSC oversees the planning and delivery of health and human services in Texas, ensuring safety and compliance within its facilities. This contract aims to maintain the integrity of fire alarm systems, ensuring they function correctly to protect life and property.

Work Details
The contractor will provide inspections, maintenance, and repairs for the Edwards System Technologies (EST3) fire alarm equipment at Denton SSLC. The scope includes:
1. Annual inspections of fire alarm systems in November each year.
2. Semi-annual inspections in May each year.
3. Quarterly inspections at specified buildings.
4. Sensitivity testing of smoke detectors every two years starting FY 2025.
5. Compliance with NFPA standards including NFPA 13, 25, 70, 72, Texas Insurance Code Chapter 6002, and others.
6. Reporting requirements include detailed inspection reports within five business days after service completion.
7. The contractor must provide all necessary tools, parts, and documentation for maintenance activities.

Period of Performance
The anticipated contract start date is September 1, 2024. Maintenance services will be scheduled as per the outlined inspection frequencies and requirements.
