Corpus Christi Boat Storage

Background
The Texas Commission on Environmental Quality (TCEQ) is seeking a contractor for the rental of a boat storage warehouse to accommodate five boats for their Corpus Christi Regional Office. The goal of this contract is to provide secure and accessible storage that protects the boats from environmental elements, vandalism, and theft.

Work Details
The contractor will provide a storage facility that meets the following requirements:

1. **Property Requirements:**
- Located in zip codes: 78401, 78407, 78408, 78409, 78417.
- 24-hour secure access.
- Concrete or asphalt parking/turnaround areas for equipment towed by trucks with a turnaround area for 50 feet overall.
- Adequate drainage to ensure water runs away from the building.
- Preferred features include proximity card access gates and perimeter security fencing at least 8 feet high with barbed wire or similar deterrents.

2. **Building Requirements:**
- Minimum of 2200 SQFT with at least 16 feet clearance from floor to ceiling.
- Not located in a 100-year flood plain.
- Configured for parking and retrieving five trailered boats without moving others.
- Smooth concrete floor and acceptable grade at overhead door entrances.
- Roll-up overhead door minimum size of 12 feet wide by 14 feet tall.

3. **Utilities:** Electrical, water, and sewer connections included at no additional charge.

4. **Plumbing:** Includes plumbed drains connecting to city wastewater service and hose bibs outside.

5. **Electrical:** Adequate outside security lighting and electrical outlets within the warehouse.

Period of Performance
The period of performance for this contract is from September 1, 2025, to August 31, 2029.

Place of Performance
The contract will be performed in Corpus Christi, Texas within specified zip codes.

Bidder Requirements
Bidders must comply with all Texas purchasing regulations and submit bids in the required format. They must also ensure they are not listed on prohibited vendors lists and maintain necessary insurance coverage while performing the contract.
