CMAR RFP Texas A&M University-Texarkana Athletics Complex Phase II Texarkana, Texas

Background
The Texas A&M University System Office of Facilities Planning & Construction, on behalf of the Board of Regents of The Texas A&M University System and Texas A&M University-Texarkana, is seeking proposals to contract with a Construction Manager at Risk (CMAR) firm.
The goal is to provide pre-construction services and complete construction services for the Athletics Complex Phase II project in Texarkana, Texas.

Work Details
The Athletics Complex Phase II project includes:
1. Construction of a Football Practice Field and Track facility, which will feature:
- A 5,269 GSF metal support building with dressing areas for home and visiting teams, two restrooms, four offices, and secured outdoor storage.
- A synthetic turf football practice field with team areas and coaches' boxes.
- An irrigated natural grass interior track.
- Two NCAA-compliant goal posts, a scoreboard/game clock, and LED field lighting at four locations.
- An eight-lane NCAA Division II-compliant running surface for the track with designated throwing and field event areas including shot put, discus, javelin, long jump, triple jump, high jump, and pole vault.
- Modular aluminum bleachers with a capacity for approximately 250 spectators with future expansion capabilities.
2. Construction of a Tennis Complex that meets NCAA Division II standards featuring eight uncovered tennis courts and a central covered viewing deck.
The total Planning Amount for the project is $16,039,600, which includes an Amount Available for Construction Contract (AACC) of $13,055,836.
