The Texas A&M University System Office of Facilities Planning & Construction (FP&C) on behalf of theBoard of Regents of The Texas A&M University System (Owner) and Texas A&M Health, is accepting proposals for the selection process to enter into a contract with a Construction Manager at Risk (CMAR) firm to provide pre-construction services such as constructability guidance, cost estimates, and construction schedules; provide a Guaranteed Maximum Price (GMP); and perform complete construction services consistent with the CMAR construction delivery process as utilized by The Texas A&M University System for the Alkek IBT Building Lab Expansion/Renovation & EnMed Build-out project (#23-3320) at Texas A&M Health in Houston, Texas.

Background
The Texas A&M University System Office of Facilities Planning & Construction (FP&C) is accepting proposals on behalf of the Board of Regents of The Texas A&M University System and Texas A&M Health for a Construction Manager at Risk (CMAR) firm. The goal is to provide pre-construction services, including constructability guidance, cost estimates, and construction schedules, as well as complete construction services for the Alkek IBT Building Lab Expansion/Renovation & EnMed Build-out project (#23-3320) at Texas A&M Health in Houston, Texas.

Work Details
The project involves three main stages:

1) Relocating the Institute of Biosciences and Technology (IBT) administrative offices from the Alkek Building to the Discovery Tower. This includes building out 8,750 square feet of shell space for two director suites, thirty administrative offices, and associated collaboration spaces.

2) Renovating two vacated floors (2nd and 11th) and a partially vacant 7th floor in the Alkek Building into fully equipped research spaces.

3) Upgrading the 4th, 5th, and 6th floors into cutting-edge research spaces after the initial renovations. The renovations will also include reconfiguring and replacing building utility systems (HVAC, gas lines, distilled water) to allow for flexible laboratory layouts. The Alkek Building will remain occupied throughout the project.

Period of Performance
The contract is expected to be performed until April 17, 2025.
