Auxiliary Facilities Renovations

Background
The Conroe Independent School District (CISD) is seeking qualifications from firms to serve as a Construction Manager-at-Risk for the Auxiliary Facilities Renovations project. The goal of this contract is to renovate various facilities within the district, ensuring that the projects align with the district's mission to provide quality education and safe learning environments.

Work Details
The selected Construction Manager will provide pre-construction phase assistance, which includes consulting on building systems, cost estimating, scheduling during the design phase, and ultimately constructing the project if deemed in the best interest of CISD.

The general scope of work includes renovations at multiple locations: Sadler Administration, Testing & Assessment Center, The Woodlands Transportation Center, Hauke Administration, Police Command Center, and Waste Water Treatment Plant – Caney Creek. Key components include replacing chillers, boilers, temperature control systems, air conditioning components, generators, electrical service equipment, and roof sections. The construction budget is approximately $11.5 million.

Period of Performance
Design phase is scheduled from October 2025 to March 2027; construction is expected to occur from March 2027 to August 2028.

The renovations will take place at various locations in Conroe, Texas including:

- 110 A Gladstell St., Conroe
- 12208 Sawmill Rd., The Woodlands
- 701 N 3rd St., Conroe
- 2900 N. Loop 336 East, Conroe
- 13688 FM 1485, Conroe.

Bidder Requirements
Bidders must submit qualifications including five references for similar projects. They must also comply with insurance requirements as specified in the supplementary conditions and provide a completed Certificate of Interested Parties (Form 1295). Additionally, bidders should not have any felony convictions or affiliations with abortion providers.
