Aransas Pass Boat Storage Space Lease

Background
The Texas Parks and Wildlife Department (TPWD) is seeking bids for the lease of five enclosed boat storage spaces, totaling approximately 2,800 square feet.
This facility will be located within five air miles of Aransas Pass, Texas, to ensure quick access to local bays for emergency response purposes.

Work Details
The contract requires the provision of five enclosed garage-style boat storage spaces, each with the following specifications:
1. Approximately 560 square feet per space.
2. Minimum ceiling height of 14 feet.
3. Minimum width of 14 feet.
4. Minimum depth of 40 feet.
5. Each space must have one garage-style rollup door with a minimum height of 14 feet and width of 12 feet.
6. All spaces must be adjacent to each other.
7. Each space should have at least one overhead light for safety.
8. The facility must not be susceptible to flooding during severe weather conditions.
9. Spaces must allow clearance for vessels when backed in.
10. Each enclosed space must have at least one 120-volt power outlet with adequate electrical wiring.
11. Flooring must be concrete capable of supporting heavy vehicles and equipment.
12. Driveway and apron should consist of all-weather material suitable for heavy vehicles in wet conditions.
13. Access to a freshwater hose bib with adequate pressure is required for washing down vessels and equipment.

Period of Performance
The lease term is set for 36 months, beginning June 1, 2025, or upon award, whichever is later, and ending May 31, 2028.

Place of Performance
The storage spaces will be located within five air miles of Aransas Pass, Texas.

Bidder Requirements
Bidders must comply with the Historically Underutilized Business (HUB) requirements as per Texas Government Code Chapter 2161.
Additionally, bidders are required to maintain appropriate insurance coverage including Workers Compensation Insurance and Commercial General Liability Insurance.
