Applied Research Laboratories (ARL) New Construction - Special Projects Building (SPB)

Background
The University of Texas at Austin is issuing a Request for Proposals (RFP) for the construction of the Special Projects Building (SPB) at the Applied Research Laboratories (ARL).
The ARL is an existing research facility located on the Pickle Research Campus (PRC) and has a 75-year history of supporting the Department of Defense and other sponsors in maintaining technological advantages critical to national security.

Work Details
The contract involves providing Construction Manager-at-Risk services for the new Special Projects Building (SPB), which will include:
- Construction of a single-story structure housing offices and meeting spaces along with necessary support spaces.
- The building will require walls to deck and STC rated doors.
- The expected size of the SPB is between 10,000 to 15,000 Gross Square Feet (GSF).
- Demolition of existing buildings T-500 and 189 at the target site will be necessary, along with re-routing existing utility infrastructure.
- The estimated construction value ranges from $10 million to $12 million.

Period of Performance
The work must commence on or about May 5, 2025, and be completed by June 7, 2027.
Work hours are limited to Monday through Friday from 7:00 AM to 6:00 PM, excluding university holidays.

The geographic location for this contract is at the Pickle Research Campus (PRC), specifically at the site of existing buildings T-500 and 189 in Austin, Texas.
