Anderson County Boat Storage Lease

Background
The Texas Parks and Wildlife Department (TPWD) is seeking bids for a lease of boat storage space to support its mission of managing and conserving the natural and cultural resources of Texas. The goal of this contract is to provide approximately 1,800 square feet of boat storage space in close proximity to Loop 256 in Palestine, Anderson County, Texas, ensuring quick access for emergency response.

Work Details
The contract requires the provision of boat storage space with the following specifications:

1. Approximately 1,800 total square feet.
2. Three side-by-side storage spaces with an open-contiguous floor plan.
3. The facility must not be susceptible to flooding during severe weather conditions.
4. Minimum height of fourteen (14) feet, approximate width of twelve (12) feet, and approximate depth of fifty (50) feet to ensure clearance for vessels.
5. Bay entrances must be adjacent to one another.
6. Interior space must include at least one 120-volt duplex power outlet approved by TPWD, capable wiring for overhead lights and small tools, and uniform overhead lighting.
7. Concrete flooring capable of supporting heavy vehicles and boats.
8. Driveway and apron must support heavy vehicles and trailers for ingress/egress in all weather conditions.
9. Adequate drive dimensions for vehicle turn-around.
10. A perimeter security fence with a locking gated entrance.
11. Surveillance cameras with 24-hour monitoring or recording.
12. Indoor lighting for safety and outdoor lighting from dusk to dawn.
13. Accessibility 24/7 with the lessor responsible for all utility bills included in rental costs.
14. Emergency response requirements include on-site presence within two hours for emergencies and next business day response for non-emergencies.

Period of Performance
The lease will be for a period of twenty-four (24) months starting from March 1, 2025, or upon award, whichever is later, through February 28, 2027.

Place of Performance
The contract will be performed at a location within close proximity to Loop 256 in Palestine, Anderson County, Texas.
