Construction Services for Nashville School of the Arts

Background
The Metropolitan Nashville Public Schools (MNPS) is the 42nd largest urban school district in the United States, serving a diverse student population from over 112 countries. The district aims to build a replacement campus for the Nashville School of the Arts (NSA) on an 18.94-acre property to enhance educational facilities and meet expanded enrollment targets. The existing facilities require extensive repairs and do not adequately serve the needs of the school.

Work Details
The selected General Contractor will provide Construction Management services, including: pre-construction consulting, scheduling, estimating/cost control during the design phase, and management of trade contracts during construction.

The contractor will competitively procure trade contractors and assume responsibility for construction delivery within specified cost and schedule terms, providing a Guaranteed Maximum Price (GMP) for the project. Specific deliverables include: consulting, scheduling, constructability review, construction cost modeling, value analysis, trade coordination during pre-construction; managing project costs, schedules, communication, document control, quality inspection, and safety during construction; and ensuring compliance with LEED Silver standards for sustainability.

Period of Performance
The project is expected to commence in April 2027 and conclude with substantial completion by April 30, 2029. Demolition of existing structures will occur from May to October 2029.

Place of Performance
The contract will be performed at the Nashville School of the Arts located at 1250 Foster Avenue, Nashville, TN 37210.

Bidder Requirements
Offerors must comply with Tennessee's Contractors Licensing Act for projects exceeding $25,000. A Bid Bond or certified check equal to 5% of the proposal is required. A Payment and Performance Bond will be necessary for contracts exceeding $250,000.

Offerors must also provide proof of insurance coverage including General Liability Insurance ($1 million), Automobile Liability Insurance ($1 million), Workers' Compensation Insurance with statutory limits, and Builders' Risk Insurance on an 'all risks' basis.
