Edisto Hall Building Repairs

Background
Charleston County Park & Recreation Commission (CCPRC) is seeking bids from qualified contractors for repairs to the Edisto Hall Building at James Island County Park in Charleston, South Carolina. The project aims to enhance the facility by replacing various structural elements and ensuring compliance with current building codes and standards.

Work Details
The project consists of the following key tasks:

1. Architectural work: Removal and replacement of exterior wood siding, windows, exterior doors, and roofing systems with fiber cement siding and impact-resistant materials. Interior work includes the removal of existing T1-11 paneling, refinishing concrete floors, and installation of new interior finishes and trim.

2. Structural work: Replacement or supplementation of structural framing damaged by wood-consuming organisms, removal of wall sheathing, installation of a new slab-on-grade with brick pavers, and enhancement of roof sheathing fasteners.

3. Mechanical work: Modifications to ductwork for existing split system heat pumps, addition of a dehumidification unit, and installation of new thermostats.

4. Electrical work: Replacement of receptacles and light switches, along with the addition of an IT room.

Period of Performance
Substantial completion shall be reached within nine months from the Notice to Proceed date.

Bidder Requirements
Bidders must comply with all applicable federal, state, and local laws throughout the duration of this contract. They are required to submit a properly executed Contractor's Certification/Qualification Questionnaire along with their bid. A Performance Bond and Labor & Material Payment Bond are required for 100% of the contract amount. Out-of-state bidders must complete form I-312 for tax withholding.
