Campus Residential Development - Sumter Street Si

Background
The University of South Carolina (USC) is seeking a Construction Manager at Risk (CM-R) for the Campus Residential Development project. This project aims to redevelop and replace the McBryde Quadrangle and expand the Honors College Residence Hall. It is part of USC's mission to enhance student living conditions and support spaces on campus. The total construction cost is estimated between $170 million to $190 million.

Work Details
The project involves two main sites: the McBryde Quadrangle and the Honors College Residence Hall. The McBryde site will see the demolition of five outdated residential buildings, totaling 68,046 square feet. A new larger residence hall with approximately 820 beds and extensive student support spaces will be constructed. The Honors College site will undergo an expansion to add a third wing providing around 180 additional beds. Additionally, sitework will include upgrades to subsurface utility infrastructure such as chilled water and steam systems.

Period of Performance
Construction is expected to start in summer 2026 with a completion date set for July 2028. There is an emphasis on potentially completing the Honors College expansion by July 2027.

Place of Performance
The contract work will be performed at the University of South Carolina's campus, specifically at the McBryde Quadrangle and across Sumter Street at the Honors College Residence Hall.
