Benson School Renovation

Background
The University of South Carolina (USC) in Columbia is initiating a project to renovate the historic Benson School building. The renovation aims to restore the exterior and install life safety systems while adhering to National Park Service standards for historic structures. This project is part of a broader effort to enhance the building's functionality and safety in line with grant requirements.

Work Details
The scope of work includes:
- Improving site drainage through regrading and installation of new storm drainage pipes;
- Replacing the roof and adding thermal insulation for better energy performance;
- Repairing, cleaning, repainting, and re-caulking original steel windows according to NPS standards;
- Installing a new sprinkler system along with a modern fire alarm system;
- Abating asbestos-containing materials;
- Upgrading ceilings, LED lighting, and restrooms as budget allows.

Professional services required include architectural, structural, mechanical, plumbing, and electrical engineering. This encompasses cost estimating, scope/programming input, and construction administration.

Period of Performance
The anticipated project delivery method is Design-Bid-Build CM-R. The resume deadline for interested firms is August 12, 2025.

Place of Performance
The contract will be performed at the Benson School located in Columbia, Richland County.

Bidder Requirements
Firms must submit a Current Standard Federal Form 330 and provide contact information for a primary contact including email. They must certify whether they are residents of South Carolina as per SC Code § 11-35-3215 and respond to selection criteria set forth in SC Code § 11-35-3220. Additionally, firms must be properly licensed according to Title 40 of the SC Code of Laws at the time of resume submission.
