URI CMAR Phase II Narragansett Bay Campus Renewal: Phase 2 Projects

Background
The University of Rhode Island (URI) is seeking bids from vendors who have been prequalified under SOQ25004721 Phase I for the Construction Manager at Risk (CMAR) Phase II: URI Narragansett Bay Campus (NBC) Campus Renewal: Phase 2 Projects.

This initiative aims to enhance the facilities at the Narragansett Bay Campus, aligning with URI's mission to provide high-quality education and research opportunities.

Work Details
The contract encompasses various construction management services as part of the CMAR Phase II project. Key components include:

1. **Preconstruction Services**: 12 months dedicated to planning and design coordination.
2. **Bidding/Negotiation/Procurement**: 3 months for obtaining Guaranteed Maximum Price (GMP) agreements.
3. **Construction Services**: 24 months for executing construction activities, including early release packages and commissioning of facilities.
4. **Post-Construction Warranty**: A warranty period of 12 months following the Certificate of Substantial Completion for each building phase, with additional post-occupancy reviews at 6 and 12 months.

Period of Performance
The initial contract period is set to commence in February 2025 and will last for a total of 48 months, with a potential extension for an additional year based on performance and funding availability.

The work will be performed at the University of Rhode Island's Narragansett Bay Campus located in Narragansett, Rhode Island.
