Tax Sale Title Search 2026

Background
The Town of Narragansett, Rhode Island, is seeking proposals for tax sale title searches for the year 2026. The purpose of this contract is to ensure compliance with state regulations regarding tax sales and to facilitate the necessary legal processes involved in notifying property owners and conducting the sale.

Work Details
The scope of work includes:

- Preparing certified letters to all persons required to receive notice;
- Publishing notice of the sale in a public newspaper and placing notices in two or more public places as required by RIGL 44-9-9;
- Mailing certified letters to individuals or entities notified of the pending sale as per RIGL 44-9-10 and RIGL 44-9-11;
- Ensuring a representative is present at the tax sale;
- Securing an auctioneer, with their fees being the responsibility of the bidder;
- Recording a list of all properties sold at tax sale within forty-eight hours after the sale as required by RIGL 44-9-13;
- Preparing a form of affidavit for compliance with RIGL 44-9-13(b);
- Preparing Tax Collector's Deeds within 60 days post-sale (RIGL 44-9-12);

Proofreading responsibilities are assigned to the Title Search Company. Proposed fees must be listed separately from Title Search Fees.

Period of Performance
The bid opening is scheduled for April 7, 2026, with a tentative award date of May 4, 2026. The tax sale list will be prepared by July 5, 2026, with first notification letters mailed by July 15, 2026. Certified letters will be sent by September 1, 2026. The advertisement will begin on September 25, 2026, leading up to the tax sale date on October 15, 2026.

Bidder Requirements
