Five Ponds Golf Course Clubhouse Demolition

Background
The Five Ponds Golf Course Clubhouse Demolition project is initiated by Warminster Township, aimed at safely demolishing the existing clubhouse structure. The project includes a base bid and an alternate bid, with the goal of ensuring compliance with local regulations and safety standards during the demolition process.

The Township plans to utilize the clubhouse for fire training prior to its demolition, which will inform the timeline and procedures for this project.

Work Details
The Base Bid includes:
1) Notification of utility companies and capping of existing utilities (water, sanitary, gas, electric, telecommunications);
2) Removal and disposal of all building debris;
3) Excavation, removal, and disposal of the concrete foundation, footings, and stone base down to subgrade;
4) Provision of a temporary chain link fence post-demolition.

If fire training is not conducted, the Alternate Bid will include tearing down the clubhouse structure. All disturbed lawn areas outside building limits must be re-graded to match surrounding topography and permanently stabilized and seeded.

Period of Performance
The project is expected to be substantially completed within thirty (30) calendar days after contract commencement. The anticipated dates for fire training are July 18-19 or July 25-26, 2026, with work commencing immediately after.

Place of Performance
The work will be performed at Five Ponds Golf Course located at 1225 W Street Road, Warminster, PA 18974.

Bidder Requirements
Prospective contractors must submit Appendix G – Contractor Responsibility Certification Form for their firm and all anticipated subcontractors at least fourteen (14) calendar days before the bid submission deadline (June 23, 2026). This project is subject to Pennsylvania Prevailing Wage Act provisions for work valued over $25,000. If the contract price exceeds $75,000, it is subject to the Township’s Responsible Contractor Requirements.
